SELLER CERTIFIED or PRE-LISTING INSPECTION -- A “Seller Certified Inspection” makes a statement that this is a ‘buyer friendly house’ not a buyer beware house’.  This is a house that is saying, “ my owner is confident about my condition and is willing to tell you about me up front”.   Many home owners may not be aware of conditions that may exist in their house which the buyer’s inspection will disclose.  Unexpected findings may change the buyer’s expectations and start prolonged negotiation and possible loss of the sale. 

Advantages of a Pre-Sale or Seller Certified Inspection are that it allows for better pricing. The deficient items are repaired and receipts for the completed work attached to the inspection.  At the very least, disclosure is made with proper adjustment in selling price.  Include a Home Warranty for total peace of mind for the buyer.     


PRE PURCHASE or Real Estate Transaction HOME INSPECTION-- A visual review of real property to determine the condition and the operability of the major components of the property.  From  the operation of the heating and air conditioning systems, to functioning of faucets, drains and toilets.  Roofing materials checked, basement and crawl space walls are checked, windows and doors operated, all systems are checked to determine functionality.  At the end of the inspection a report with pictures of deficient items will be generated.   Adding a Home warranty with the Inspector option will give you the buyer more peace of mind as it covers pre-exsisting conditions that an inspection might not determine.

 


NEW CONSTRUCTION INSPECTION -- This inspection is typicaly done when construction has been completed, but one or two days prior to your final walk thru with your general contractor or builder's representative.  The goal of this visual inspection is minimise if not eliminate last minute items needed to be completed prior to sale and your move into the property.  All utilities (Electic,Gas, Water) must have been turned on prior to this inspection.  A report of all deficient items will be given to you at the end of the inspection. 

 

 

  

DRAW or CONSTRUCTION  PROGRESS INSPECTION-- This type of  inspection is preformed for your lender on a new home  that you are building.  It is done, generally in three stages so that your builder can make draws against the construction loan you have set up at the bank for the purpose of building your home.  This service provides the documentation to the bank that the contractor has made sufficient progess towards completion of the property to allow funds to be released io the contractor and work continued.
